Wash Park Attached Accessory Living Space

accessible multi-generational living addition

1 Bed, 1 Bath, 776 SQFT of living space
Completed 2024

Located just one block from Wash Park, this thoughtfully designed attached accessory living space was built with flexibility and long-term living in mind. Referred to us by longtime clients, the homeowners envisioned a space that could support aging parents today, provide future rental potential, and eventually allow them to age in place themselves.

While not technically an ADU due to the absence of a cookstove, the space was intentionally designed to function similarly and could potentially be converted in the future with city approval. Accessibility features, including a single-level layout and curbless shower, were seamlessly integrated into the design without compromising aesthetics.

Careful attention was also given to ensuring the addition complemented the main home while still feeling like its own distinct structure. This project was featured on the 2025 Wash Park Home Tour benefiting Steele Elementary School, where we were proud sponsors.

"an appealing and welcome match for the neighborhood."

"L&D Construction oversaw the construction of a charming cottage lockoff addition to our home that initially served as an accessible, one-bedroom home for our aging parents, and since has been an AirBnB. In future, we are highly likely to move into it ourselves and let our children take over the main house, that's how much we love the addition. From the beginning, our property had some extra challenges because we had not fully completed the property line merger of two separate addresses, or removed the extra water and gas line to the addition space. Sarah was extremely knowledgeable and helpful in working with the city on that process, and making sure there were no hitches in platting or permitting. We were very specific in the details of the design and construction, and Clayton and L&D's staff was consistently responsive and helpful in making those plans come true in three dimensions. When L&D realized the architect left some questions in the design, their project managers immediately worked with the framers and other contractors to solve the problem safely and aesthetically and avoid delays. L&D To this day, more than a year after construction, they continue to answer questions and follow up on the project. We have already recommended them for other projects in the neighborhood and will continue to do so. Our AirBnB now has more demand than we can supply, with frequent rave reviews about the design and clean construction, and our neighbors often describe it as an appealing and welcome match for the neighborhood."
