Located on a prominent corner lot in Denver's historic Whittier neighborhood, this ADU is a great example of perseverance, thoughtful design, and creative vision coming together.

When the project entered the design phase in 2018, Denver's ADU regulations included minimum lot size requirements. Unfortunately, the property fell just short of qualifying—missing the threshold by only a few feet. Rather than abandon the project, the homeowner and project team pursued a variance, successfully demonstrating hardship based on the property's location and the surrounding higher-density housing. While the approval process required patience and persistence, the effort ultimately paid off, allowing the ADU to move forward.

The homeowner, an avid gardener and artist, had a clear vision for how the space would be used. Natural light was a top priority, particularly on the garage and main level where she planned to create artwork and pursue creative projects. Thoughtful window placement and design details helped create a bright, inspiring environment that supports both artistic expression and everyday living.
