As one of the first ADUs built in Denver's Berkeley neighborhood, this project challenged a common concern many homeowners have: Will an ADU make my yard feel smaller?
For these homeowners, the opposite turned out to be true.

After the project was complete, they shared that their property actually felt larger and more functional than before. By thoughtfully organizing the site around an artist studio, workshop, and rental unit, the ADU transformed underutilized backyard space into an extension of how they wanted to live and work.
The homeowners came to L&D Construction with a completed design, and our team brought the vision to life. The result is a modern, highly functional ADU that supports both creative pursuits and passive income opportunities. The dedicated studio and workshop spaces allow the homeowners to pursue their hobbies while maintaining a separate, private rental above.
One of our favorite memories from this project was the final walkthrough, when the homeowners celebrated the completion of their ADU by popping a bottle of champagne. Years later, the excitement hasn't faded. The rental remains consistently booked, and the homeowners continue to view the ADU as one of the best investments they've made in their property.
This project is a great example of how a well-designed ADU can do more than add living space—it can completely change the way a property is used and enjoyed.
