This project is a great example of how thoughtful infill development can create additional housing opportunities while maintaining the character of an established neighborhood.

Located in West Denver, the property was once home to a small cinderblock house that served a local family for many years. As Denver continued to grow and the homeowners decided to pursue a more rural lifestyle, the property changed hands and presented an opportunity for redevelopment.

With U-RH-2.5 zoning in place, the site was well suited for increased residential density. What was once a single-family home is now a thoughtfully designed triplex with three individually owned residences, helping add much-needed housing to the neighborhood while making efficient use of existing urban land.

Each home features approximately 1,240 square feet of living space with two bedrooms, two-and-a-half bathrooms, and an oversized detached single-car garage. The layouts were designed to provide the comfort and functionality of a single-family home while creating opportunities for homeownership in a highly desirable area.

One of the greatest advantages of the location is its proximity to transit. Just a short walk from the Perry Street Light Rail Station, residents can easily access downtown Denver, making the homes an ideal fit for those seeking a connected, walkable lifestyle.
