Lincoln St. ADU

This striking modern ADU was one of the early projects completed as Denver's accessory dwelling unit regulations began to evolve. When the homeowner first approached L&D Construction, the ADU had already been designed, but the property was not yet zoned to allow for an accessory dwelling unit. The client successfully navigated the rezoning process, helping pave the way for what would become a standout project in Denver's growing ADU landscape.

Construction began in early 2020, with wall panels provided by Simple Homes to help streamline the building process. The finished ADU features a clean, modern design highlighted by a dramatic exterior staircase that leads to the second-story living space. This architectural detail has made the project a favorite among homeowners, designers, and media outlets covering Denver's changing ADU regulations.

The project also demonstrates how technology can simplify the construction experience. Throughout the build, the homeowner was living overseas, yet remained closely connected to the project through L&D Construction's online project management tools for scheduling, budgeting, and change order approvals. Clear communication and transparency allowed the project to move forward smoothly despite the distance.

Today, the homeowner is living in the ADU while renovating the primary residence, showcasing one of the many ways an ADU can provide flexibility throughout different stages of homeownership.
