The story began years before construction, when David moved onto Raleigh Street and got to know many of the neighbors in the area. Directly across the street sat a small home on a large lot, and he jokingly told the owners that if they ever decided to sell, he hoped they would give him a call. Eventually, that day came.
With a 75-foot-wide lot and U-RH-2.5 zoning, the property presented a unique opportunity. The site could be divided into three separate lots, creating the foundation for a thoughtfully planned infill development. The homes were constructed at different times, and this ADU was the third and final piece of the puzzle.

Designed by John Schwarz and built as part of a spec home project, this ADU was intentionally different from many others in Denver. Rather than placing a garage below and living space above, the design focused entirely on living quarters. David was curious whether a home in the neighborhood could succeed without a garage, and the result exceeded expectations.
The 1.5-story ADU offers a layout that feels remarkably spacious and comfortable for full-time living. Thoughtful interior details, efficient use of space, and strong architectural design make it one of our favorite ADUs we've designed and built to date. It's a great example of how an ADU can function as a true home rather than simply an accessory structure.
The property sold before ever hitting the market in 2021, a testament to both the design and the demand for thoughtfully planned housing in Denver's urban neighborhoods. Today, the homeowner lives in the primary residence and utilizes the ADU as a long-term rental, creating additional income while maximizing the value and functionality of the property.
